Any SoCal eRealty agent may use a special "hotline" phone number if he/she needs immediate assistance from the broker, including after regular business hours and weekends.  This information will be provided to you with your signup materials.

Transaction Processing. As our agent, you will receive step-by-step guidelines on how to handle different kinds of real estate transactions. These guidelines include very detailed instructions about disclosures and forms that the agent must use, and how to organize all real estate transaction processes. These instructions are so helpful that even new agents will easily be able to do their first transactions by themselves.

All SoCal eRealty agents are required to use the services of our in-house Transaction Coordinator.  This minimizes liability to all agents and the brokerage itself, and helps keep our E&O premiums low so that we may pass on this savings to you.  Best of all…using our in-house TC makes sure you get your commission check the day that escrow closes instead of having to wait for a lengthy file review.

Laura-Michelle Smith, our 12-year veteran in the field is always accessible to discuss your transactional needs with you.  You will be provided all contact information upon submission of your first transaction.

New Agent Training. SoCal eRealty will provide training for new agents.  Group meetings are held once a month in our central San Diego office, where we will explain a sale process step by step, show how to complete forms, and give advice on how to work with clients. This meeting is a half day session, and attendance is mandatory for any agents not at 100% commission.  After this introductory session, most of your questions can be answered by email or by phone.

Transaction Forms and Disclosures When an agent becomes a member of the California Association of Realtors, he/she gets access to the entire C.A.R. legal form and contract directory. However, if you do not have this access, many standard C.A.R. forms are available on our website in the Document Library.

SoCal eRealty policy requires the use of legal C.A.R. forms in all real estate transactions, however, we may accept additional, non-C.A.R. forms in specific transactions (i.e. short sales, new construction, REOs, etc.).  Some transaction-specific forms are also available for your use on our website.

Access to Multiple MLS and Lockbox Systems
A traditional real estate broker’s office is a member only in one local association of Realtors.  Therefore, their agents may only get access to one regional MLS and Lockbox system.

SoCal eRealty is a member of many different local Associations of Realtors around Southern California.  Our agents may join as many Associations as he/she wants and get all the Association membership benefits.

SoCal eRealty’s agents are not limited by business area.  Our agents may get access to MLS and Lockbox systems all over Southern California.

Worker’s Compensation SoCal eRealty will provide worker’s compensation insurance for all our agents. It costs you nothing.  Although Independent Contractors are considered “employees” for Worker’s Compensation purposes, this fact shall not create an inference of employment and Associate-Licensee shall not be treated as an employee for state and federal tax purposes.

E&O and Risk Management According to the DRE regulations, the broker is directly responsible for any real estate transaction that his/her agent performs.  To cover possible expenses connected with this responsibility, SoCal eRealty collects a “Risk Management” fee for each closed transaction.

This fee includes the costs of E&O insurance, legal advice, settlements, judgments, legal fees, claims and litigation, and other risk-management costs. All SoCal eRealty agents and associated broker transactions (residential 1-4 units) are covered by the CRES E&O insurance policy.

The deductible on this insurance is $2,500. It can be reduced to $1,250 if a qualified CRES Home Warranty Plan has been used in a covered transaction.

In addition, the CRES Risk Management Program is a benefit provided to all of our agents and brokers.

Please ask about our current "per transaction" Risk Management fees for residential and commercial transactions.

Buying HUD properties SoCal eRealty is approved by U.S. Department of Housing and Urban Development (HUD) and our agents are able to submit their bid on HUD sales. Upon request, we will provide you with a key for HUD homes.

Transfer Existing Listings

There are two ways to do this:

  1. Cancel your current listings, move to the new office and open the listings again under the SoCal eRealty name.
  2. The present broker may release your listings and allow you to transfer the listings to the new office.  You need to ask the broker's permission for this option.  The transfer form is available in our website document library.

With either option, you have to disclose to your client the fact that you changed offices.
